Miami-Dade Post-Closing Guide: What to Set Up After You Buy Your Home

Closing day is exciting, but once the papers are signed and the keys are in your hand, there are still a few important things to take care of. In Miami-Dade, one of the first priorities after closing is making sure your utilities, mail, and home services are properly set up so the transition into your new home feels smooth and organized.
This guide walks through the main post-closing steps, including electricity, water, trash, mail forwarding, and a few other items new homeowners should not forget.
1. Set up electricity right away
For most Miami-Dade homeowners, electric service will be through Florida Power & Light. FPL lets customers start, stop, move, or transfer service online through its Start/Stop/Move support area. For outages or dangerous power conditions, FPL directs customers to call 1-800-4-OUTAGE (1-800-468-8243).
A good tip is to schedule the service transfer before closing day or for the same day you take possession so you are not walking into a home without power. If the property is vacant, this becomes even more important.
2. Set up water and sewer service
In many parts of Miami-Dade, water and sewer service is handled by the Miami-Dade Water and Sewer Department. The county provides an official “Start Water Service” process online, and the Water and Sewer Customer Care Center can be reached at 305-665-7477 Monday through Friday from 8:00 a.m. to 7:00 p.m. For water and sewer emergencies, the county lists a 24-hour call center at 305-274-9272.
Homeowners should still confirm the exact provider before setting up service, because some municipalities and some condo or HOA communities may handle billing or utilities differently.
3. Confirm trash and recycling service
Trash and recycling in unincorporated Miami-Dade and many county-service areas are handled through Miami-Dade Solid Waste Management. The county says residents can request a waste cart, report missed pickups, and get customer service through 311 or 305-468-5900.
The 311 Contact Center is open Monday through Friday from 7:00 a.m. to 7:00 p.m. and Saturday from 8:00 a.m. to 5:00 p.m.
This is one of the easiest items to overlook after closing, especially when moving into a single-family home for the first time. If carts are missing, damaged, or the pickup day is unclear, 311 is usually the fastest starting point.
4. Forward your mail and update your address
Once you close, it is smart to submit your address change with USPS right away so bank statements, insurance documents, tax notices, and other important mail do not keep going to the old address. USPS allows customers to file a Change of Address request online, and the Postal Service currently charges a $1.25 identity verification fee for online submissions.
It is also a good time to update your address with your bank, employer, insurance providers, driver license records, subscription services, and any loan servicers.
5. Check whether you should apply for Homestead Exemption
If the home will be your permanent primary residence, do not forget to look into Homestead Exemption. The Miami-Dade Property Appraiser’s Office states that homeowners can apply online for Homestead Exemption and additional tax benefits, and if the property is your permanent residence, the original application generally must be filed by March 1.
Miami-Dade also notes that obtaining Homestead Exemption can provide a $25,000 reduction in assessed value, and beginning in the second year, additional protection may apply through the Save Our Homes cap.
This is one of the most important post-closing items for owner-occupants because missing the deadline can delay your tax savings.
6. If the home has natural gas, set that up too
Not every Miami-Dade property uses natural gas, but if yours does, Peoples Gas offers online options to start, transfer, or stop service.
This usually applies more often to certain appliances, water heaters, generators, or cooking setups. If you are not sure whether the property uses gas, check the seller disclosures, inspection report, or ask your closing agent.
7. Do the practical home setup items right away
Beyond utilities, there are a few simple steps that can make a big difference during the first week in the home:
Change or rekey the locks.
Save your closing documents in both digital and paper form.
Confirm HOA or condo access items like gate stickers, call boxes, key fobs, and amenity registration.
Locate the main water shutoff, electrical panel, and any appliance manuals left behind.
Verify whether the home has any active service contracts for alarm, lawn, pest control, or pool maintenance.
These are not flashy items, but they can save time and stress later.

Final thoughts

If you just closed on a home in Miami-Dade, focus first on power, water, trash, mail forwarding, and your homestead review. Once those basics are in place, the fun part of settling in gets much easier.
